Landlord redecoration

The interval between occupiers is a chance to put the finish back into order. We discuss rental redecoration around the actual condition of the flat, the repairs needed first and the handover arrangements already in progress.

Turn the inventory into a decorating brief

Separate ordinary marks from failed coatings, damaged plaster and issues that need investigation. Identify which rooms require a full repaint and where a smaller intervention is being considered. Include ceiling edges, door frames and the inside of cupboards where relevant. Photographs help describe the brief, but they do not replace access to assess the surfaces.

Settle colours before keys change hands

If the property has a recorded paint specification, supply product, shade and sheen rather than a colour name alone. Where records are incomplete, discuss samples and whether adjoining surfaces need to be included. Agree who has authority to approve the proposed finish so a question during the work can reach the right person.

Place the repaint among the other appointments

List repairs, electrical visits, floor work, cleaning and the next inventory alongside the proposed decorating dates. Confirm that the property will be vacant when expected and identify the keyholder. Drying and ventilation must remain part of the programme; an intended move-in date should be assessed against the whole sequence.

Review before the new occupation

Use the agreed room schedule to check the finish and record outstanding items. Confirm where product information will be kept and how keys are returned. If access to communal areas was needed, include their condition in the close-down. A tidy handover relies on these details being agreed before the property is released.
